There are currently five condos available for sale at the Amalfi Coast, a popular beach resort destination in Miramar Beach. Many properties here are used as vacation rentals by their owners for a fairly lucrative return. Our acclaimed rental division, Ocean Reef Resorts, represents the lion’s share of these units. Amalfi Coast vacation rentals are grossing as high as $27,000 for one bedroom units and $31,000 for two bedroom properties. TripAdvisor reviewers give the Amalfi Coast a 4.5 Star rating with comments from guests such as “Awesome stay”, “Breathtaking” and “Excellent resort.” This is not surprising since the resort sits on over eight acres of lushly landscaped grounds across from a towering sugar white dune that marks the highest elevation on Scenic Gulf Drive.

Each one comes fully furnished with well equipped kitchens, open dining-living room areas with nine foot ceilings, a hallway alcove with bunk beds, full size washer/dryers, Cable TV, wireless high speed internet access as well as large breezy balconies with gorgeous views of the gulf, lagoon and the swimming pools below. Presently there are only five properties available for sale here although ten sold for the previous twelve months. The least expensive unit is listed at $345,000 for a one bedroom, one bath comprising 1,075 square feet. The other units available are all two bedroom units but have two full baths. They range in price and size as follows: $349,000 for 1,210 square feet; $385,000 for 1,360 square feet; $388,000 for 1,410 square feet and $399,000 for a 1,360 square foot unit. This averages at $373,200 or $290.88 per square foot.

There have been nine closed sales for the 12 month period from March 2015 to the present date with one pending sale that is under contract. The list price for the pending sale is $369,900 for a two bedroom, two bath 1,360 square foot unit. The nine properties that closed during the past 12 months ranged from $275,000 for a 1,070 square foot two bedroom unit up to $510,000 for a three bedroom 2,105 square foot unit. The average price for totaling all units that sold came in at $348,861 or $272.53 per square foot. The List Price to Sold Price ratio ranged from 92% of asking price for the $275,000 unit to 98% of asking price for the $510,000 unit.
