It was named after the historic Santa Rosa timber plantation that was settled and established nearby on the bay, way back in the late 1800s. Today Santa Rosa Beach is a mixture of Mediterranean styled homes, beachfront mansions, Old Florida styled cottages, luxurious condominiums, and townhomes.


The unofficial Santa Rosa Beach town center at Gulf Place is a colorful collection of retail shops, restaurants and residences that wrap around an expansive two acre grassy outdoor amphitheater that can accommodate up to 3,000 event goers. Gulf Place serves as a focal point for seasonal festivals, live musical entertainment, outdoor concerts and art shows throughout most of the year. Multiple pools, tennis courts, lushly landscaped grounds, sparkling fountains and a lovely lagoon complete the setting. Directly across Scenic 30A is a convenient beach access at Ed Walline State Park. Showers and bathroom facilities are available with a long ramp down to the beach below which is wheel chair accessible. Here you may look down on the glistening gulf with views across the jeweled waters that extend all the way to the southern horizon. Back in the action, Gulf Place has a colorful collection of art galleries, retail shops, casual family restaurants and delightful condos and townhomes many of which are investment properties as vacation rentals. These all wrap around an expansive town green with retail shops that include several clothiers, a hair salon, day spa, pet groomers and a even a pharmacy. During the summer months mini specialty shops spring up around the green featuring an eclectic colony of unique local artists. There are also several laid back restaurants to choose from, many of which have patios that offer breezy, sunny views. A short distance away is the old, established Santa Rosa Beach Club with an eighteen hole golf course that has been described by Golf Magazine as “the purest golf on the Florida panhandle.” A restaurant called Vue on 30A and the golf course are open to the public but do have private memberships. Vue on 30A features Floridian as well as Caribbean seafood while offering superb views up and down the gulf. It has an ultra modern cocktail lounge and an elegant dining room with a wall of windows that allows diners to take in the views. There is also a large outdoor terrace with seating around a pool which has made this place a popular destination for beach wedding receptions in years past.



Santa Rosa Beach also incorporates a wide geographic area that extends all the way from the gulf to Choctawhatchee Bay so there are a variety of real estate properties to choose from. These include single family detached homes, attached single family homes or townhomes and condominiums. They come in all sizes, architectural styles and prices. The most sought after properties are waterfront residences on the gulf or bay as well as those with gulf views along Scenic 30A. Current listings range from the low $100Ks for studios to large luxurious waterfront homes or condominiums priced in the millions. From June of 2012 until the present time there have been 457 sales in the Santa Rosa Beach area. The average price at closing was $383,161 which equated to $163.87 per square foot. The median price was $261,000 and the most expensive was a beachfront mansion that sold for $3,995,000. Prices are trending higher now since there are only 382 listed for sale as inventories are becoming greatly reduced by significant demand. However there are still some good buys in Santa Rosa Beach and many homes and condominiums serve as investment properties providing rental income.
