Baytowne Wharf Real Estate

The bright beautiful beach has luxury towers that soar high above the emerald toned gulf, however a big part of Sandestin’s heart and soul is the picturesque charming Village of Baytowne Wharf. This enchanting community is located on the wooded shores of the bay near the Sandestin Marina. A long wharf juts out into the water, which serves as a popular spot to go fishing or experience the dazzling heavenly sunsets that occur over the bay from early spring until the beginning of autumn. Baytowne Wharf was planned to perfection for the creation of a “Nouveau” New Orleans due to the authentic French Quarter inspired colonial architecture and charming surroundings. The village is almost Disneyesque in appearance due to its cleanliness, charm and delightful diversions. A tranquil lagoon divides the village into two parts with arching pedestrian bridges connecting each side. There is a grassy green in the center with an Events Plaza Stage featuring free live musical performances on a weekly basis throughout most of the year. Visitors and residents go there to spread their blankets, set up chairs, pull out the picnic baskets and enjoy the live music.  Spectacular firework displays light up the skies on Memorial Day, Independence Day, Labor Day, Christmas, New Years Eve and on Sandestin’s “Booming Tuesdays” throughout the summer. These vibrant pyrotechnics are choreographed and accompanied by music. Baytowne Wharf is a feast of frolic for all ages. There is an old fashioned carousel ride for the kids, an outdoor ice skating rink during the winter, a Zip Line that allows adventurers to soar across the lagoon fifty feet in the air, an Obstacle Course Tower, trampolines and video arcades. Adults enjoy the multitude of unique specialty shops, lively bars and a wide assortment of restaurants. Throughout the year there are a number of special activities, which include wine and beer tastings, gumbo contests, art shows, fishing tournaments, tennis tournaments, championship golf gatherings, patriotic performances, a Christmas Light Festival, a Mardi Gras Parade and live musical concerts. Grand Sandestin

The Grand Sandestin is the original crown jewel of Baytowne Wharf and rises up in stately fashion overlooking the bay and resembling an antebellum styled vacation resort. It includes massive Corinthian columns, an elegant lobby, several ballrooms, a concierge service and a large lagoon shaped swimming pool. Most resident suites here include living areas, a kitchen and up to three bedrooms. Square footage is as follows: One Room Studios 431 sf; One Bedroom Units 620 to 737 sf; Two Bedrooms 1,016 to 1,305 sf and Three Bedrooms 1,645 to 1,761 sf. There are 24 active listings ranging from $159,000 for a studio up to $569,000 for a three bedroom.  Properties in Baytowne Wharf as with most of Sandestin come completely furnished.

Bahia sits across from the Grand Sandestin and shares the huge swimming pool, hot tub and fitness center. There are studios with 482 sf, one bedrooms with 745 to 795 sf, two bedrooms with 1,325 sf and three bedrooms with 1,770 sf. 16 Units are available priced between $143,000 for a studio up to $459,000 for a three bedroom property.

Lasata Sandestin

Lasata is also on the grounds beside the large pool at Grand Sandestin. It features studios with 396 and 488 sf, one bedrooms with 787 and 836 sf, two bedroom with 1,110 to 1,305 sf and three bedrooms with 1,652 sf. There are 14 available condos for sale priced from $135,000 to $459,000.

Observation Point

Observation Point overlooks the center of the village and most units have columned balconies that look down on the town green. One bedroom units have 820 sf, two bedrooms have 1,046 sf and three bedrooms have 1,500 sf. There is an amazing spacious landscaped rooftop terrace that includes a large pool, hot tub, patio areas with an adjacent lawn, grills and a fitness center. Four properties are available for sale priced from $189,000 for a one bedroom up to $595,000 for three bedrooms.

Pilot House

Pilot House is also located in the heart of Baytowne with access to a lagoon shaped pool and many come with breezy balconies overlooking the scenery. Square footage of studios are 349 sf, one bedrooms 737 to 848 sf and two bedrooms have 1,128 sf. Prices range from $142,400 for a studio up to $337,000 for a two bedroom. 

Market Street Inn

The Market Street Inn has a lovely locale in Baytowne and a charming New Orleans townhome look with a gated courtyard a short distance from the large roof top terrace pool. Currently there is a 349 sf studio and a couple of two 834 sf bedroom units for sale. The price range is $129,900 to $320,000.

Fisherman’s Wharf

Fisherman’s Wharf is unique because there are only a small number of these custom loft type townhomes available and they are located above existing retail shops at the Tupelo Courtyard. They also have access to the rooftop terrace pool nearby. Currently two are available, which include a 1,732 sf two bedroom at $450,000 and a three bedroom with 1,785 sf listed at $495,000.

Le Jardin

Le Jardin consists of classically styled townhomes with French Quarter inspiration that overlook a privately gated courtyard with a spurting fountain and gardens lit by open flame gas lights. It has access to the rooftop terrace pool nearby. Three of these are currently available priced from$492,000 to $499,000. They are all three bedroom units with 1,764 square feet.  

Association fees at Baytowne Wharf range from $342 to $1,171 per month depending upon the size and building. These association fees are about a third higher than in other parts of Sandestin because there is a “Village HOA” for the convenient local amenities. Association dues cover Grounds keeping, Maintenance, Management, Sewer, Water, Trash Disposal, Cable TV, Wireless, 24 Hour Security, Beach Access and use of any swimming pool throughout the resort. All Sandestin real estate has a 1.5% New Buyers Fee on purchases.
