Dune Allen Beach

Is physically one of the very first towns along Scenic Highway 30A, and one of the first to be conceived.  The Allen family created a retreat in 1940 that was vacation focused from the start.  Today buyers will discover a vast selection of properties.  Homes for sale in Dune Allen range from original lakeside cinder-block residences to incredible beachfront estates.

Santa Rosa Beach

This "town" can be slightly confusing to those unfamiliar with South Walton and 30A. Technically, many of these communities are in Santa Rosa Beach.  However, those who frequent our shores refer to the area between Dune Allen and Blue Mountain as Santa Rosa Beach.  This area is centered on Gulf Place, a lifestyle center with shops, restaurants, and residences. Real Estate for Santa Rosa Beach is varied, and great values can still be found on condos and in tucked away neighborhoods.

Blue Mountain Beach

No, there are no real mountains on 30A (there are plenty of hiking trails though).  This funky, relaxed community was named by Spanish explorers, who noticed this was the highest elevation along the Gulf of Mexico, and the dunes were covered with Blue Lupine Flowers.  There are still a few Blue Mountain Beach beachfront real estate values here; however, several celebrities have moved in, and demand here is rapidly increasing.

Grayton Beach

The funkiest of the funky 30A communities, it's often said that Grayton Beach is the heart and soul of South Walton.  Sited in the center of Grayton Beach State Forrest and wedged between two coastal lakes, this free-spirited enclave is a protected development that will forever be the most unique and authentic community in Northwest Florida.

WaterColor

Developed by an organization that was once the largest private landholder in the state of Florida, the WaterColor community is home to an award-winning resort and incredible residential homes and condominiums.  Crafted with a nostalgic old-Florida vibe, this modern take on the years gone by is truly impressive.  Homeowners here will enjoy easy beach access and a multitude of community parks and pools.

Seaside

Accredited with the birth of New Urbanism, Seaside, Florida, was established in 1982 with a clear focus to create a real sense of place.  Walking is the preferred method of transportation, and this flourishing community is the unofficial capital of Scenic 30A.  Real Estate opportunities in Seaside are limited, and many owners opt to pass on their properties to their children.

Seagrove Beach

Established in 1940, this 2-mile long 30A community is one of the first built developments along this pristine stretch of the Emerald Coast.  Initially a small collection of cinderblock homes, this centrally located South Walton neighborhood of Seagrove Beach now features an eclectic mix of architectural stylings and approaches.  You can still find some of the very first simplistic beach properties, but many have been leveled to make way for incredible beachfront mansions.

WaterSound

This is a special and rare gated paradise south of Scenic Highway 30A.  This upscale South Walton community has been crafted to harken back to an era of simpler times, however, the properties offered for sale here are far from simple.  Unfussy, but highly-sophisticated, WaterSound is home to some serious real estate.  In addition, the community is outfitted with meandering paths, parks, community pools, and an expansive private beach.

Seacrest Beach

Located on the eastern end of Scenic Highway 30A, Seacrest Beach is divided down the center by Alys Beach.  The western portion of Seacrest Beach offers an eclectic mix of homes and condos with a wide range of price points.  The east part of Seacrest Beach primarily consists of a community known as Seacrest Beach North, centered on a 12,000 square foot community pool.

Alys Beach

Hosting an incredible architectural style that is a unique blend of Antiguan, West Indian, and Bermudian vernaculars - Alys Beach is genuinely a one-of-a-kind community.  Established in 2004, the development of this 30A neighborhood has been methodical, and once fully completed, will be a world-class destination.    All homes for sale in Alys Beach were raised using fortified construction techniques, and nearly all homes feature interior courtyards and pools.

Rosemary Beach

A high-end walk-able community centered on the beach, the lifestyle of owning, or even just visiting this 30A community is unparalleled.  Even the furthest homes from the shore are only 5-minutes away and the town center is romantic and filled with intimate shops and eateries. Rosemary Beach Real Estate here is reminiscent of Charleston, St Augustine, and New Orleans with a focus on outdoor living.

Inlet Beach

Inlet Beach is known locally as the last frontier, this South Walton community is just east of the end of 30A and offers opportunities to construct your dream home along the shore or to purchase a quaint abode tucked off the beaten path.
